ROBERT MORRIS UNIVERSITY LEXINGTON HALL DORMITORY RENOVATION
Owner  Robert Morris University

Burchick was awarded a contract by Robert Morris University (RMU) to renovate one of their Moon Township Campus dormitories over the summer between the Spring and Fall semesters.

Immediately after students vacated the building from Spring semester, Burchick was authorized to begin work in late May on an aggressive schedule to renovate all four floors of Lexington Hall.

Each Floor contained 8 apartment type suites. Each suite contained a common living room, a kitchen area, and 4 bedrooms.

The scope of Burchick’s work included the replacement of most architectural finishes. Upon receiving a Notice To Proceed, Burchick was granted access to the building to begin the demolition process. The demolition included removal of most of the existing flooring products within the suites, the corridors, and the stairtowers.

After demolition, Burchick noted that certain areas of the gypcrete flooring substrate were also in need of repair and replacement. This work was performed immediately. All areas within the suites and common areas were repainted.

New vinyl flooring was installed in the kitchen suites and common laundry areas. Carpet was installed in the living room and bedrooms. The stairtowers received new rubber stair treads and landings.

On several floors, damaged doors and hardware were replaced. In addition, all the existing Traco windows with failed vacuum seals were identified and replaced as part of a change order to Burchick’s scope of work.

Due to a change in the RMU athletic schedules, Robert Morris requested that Burchick expedite the work to allow an early move-in for a portion of the university athletes. Burchick coordinated with Robert Morris and was able to provide over 50% of the renovated suites ahead of schedule, and available for move-in by late July.

Burchick also completed the balance of the suite renovations, the common area renovations, and student lounge renovations by early August. This allowed Robert Morris to complete their final cleaning and inventory tasks prior to student move-in in mid-August.

All work was satisfactorily completed ahead or within the schedule requirements requested by the University. All university departments affected by the renovation were very pleased with the final work product.
